Muscovites refused to pay extra for beautiful views from the windows

During the quarantine, the developers of the capital found a new "trick" for themselves. It turns out that during the time of forced self-isolation, many of them realized that they could take additional money from potential apartment owners for a view from the windows. Thus, developers want to slightly warm up the sagging prices. View apartments have grown a little in price. According to statistics, Muscovites reacted with suspicion to such an undertaking, only 20 percent of the surveyed potential buyers were willing to pay for a good view from the windows.

Meanwhile, due to dense development, only 30 percent of new buildings in "old" Moscow (excluding offers in Troitsky and Novomoskovsky districts) have apartments with outstanding panoramas, in "INCOM". According to this indicator, such districts as Ramenki, Horoshevo-Mnevniki and Presnya are in the lead.

But in the Moscow region there is almost twice as much of species housing - 55 percent. According to experts, 75 percent of apartment buyers would like to have a beautiful view from the window. market, however, it noticeably raises the price of an apartment: by 10-15 percent in the mass segment and up to 30 percent in elite. 80 percent of Muscovites, focusing on conventional residential complexes (RC), refuse to pay extra for the panorama.

“In expensive projects, the situation is the opposite,” say realtors. - In elite residential complexes, sometimes it comes to an auction for a lot with the best view, that is, almost all buyers of high-budget housing strive to get the most impressive apartment in the house. Sometimes beautiful views are combined there with the presence of an open terrace, access to the roof. True, the exploited roof is not very popular with us yet: the cold climate and short summer make their own adjustments. "
