Mortgage payments in Russia can be cut in half: expert says

Such confidence was expressed by the head of the Human Rights Council under the President of the Russian Federation Valery Fadeev in his report "Everyone has the right to housing." The expert believes that the lion's share of payments from the population is taken not by the actual costs returned to the developer, but by taxes to government agencies and interest to banks.

Valery Fadeev cited the following figures - the "average" mortgage payment includes a 36% share of the state (taxes and various payments), another 18% are taken by banks.

The head of the Human Rights Council is confident that if you start to reduce taxes and the appetites of banking structures, you can at least halve mortgage payments. The current situation on the market will inevitably lead to a significant decrease in those wishing to take out a loan, especially when it comes to square meters in large cities.

In this regard, developers will not reduce the cost of housing, but will keep the trend of building small apartments, or they will use low-quality building materials. With the existing competition in the market, only large market monopolists will win, who will be able to maneuver in price “scissors” between the cost of housing construction and the rise in prices for raw materials.

The quality of newly built housing also leaves much to be desired. Developers cut their own costs by saving on materials and labor. This inevitably reduces the deadlines for the implementation of the Housing and Urban Environment national project and increases the risks that may lead to non-fulfillment of its indicators.
