So, the most expensive apartments are in pre-revolutionary buildings: a square meter in such apartments costs on average more than 400,000 rubles. The price is primarily dictated not by the quality of housing and amenities, but by the location. These apartments are located in the historical center of Moscow. Due to the high prices and low demand, apartments in them rise in price slowly - by 1.5% per year.
In second place in terms of value are houses built in the 1920s and 1930s, in which a square meter reaches 284,000 rubles. Most of them were built according to individual projects and are also located in the center. In some monumental buildings, for example, in the Mosselprom house, the cost per square meter is 500,000–600,000 rubles, which is comparable to the price tags for modern elite housing.
The three most expensive types of houses are closed by modern residential complexes, where the average price per square meter is 251,000 rubles. New housing, even on the outskirts, is much more expensive than the historical "stalinkas". For example, a square meter in a modern house near the Moscow Ring Road costs an average of 219,000 rubles, in Brezhnevka - 197,000 rubles, in Stalin - 160,000 rubles, in Khrushchev - 154,000 rubles.
Despite the pandemic, there is no reason to talk about a decline in prices for such apartments. Compared to the old stock, new apartments in elite housing estates are becoming more expensive faster.
